The As-is, step-by-step process

Properties that meet the buy box criteria. (We will give you a buy box sheet).
Property must be in good condition. (ie. Good condition = rehab scope under $30-$40k in repairs)

Step 1

Put house under contract (or buy it). *Make sure it meets buy box criteria

Step 2

Submit property through portal link, with pictures.

Step 3

Our dispo team member will reach out to you with an offer. Please allow 24-48 hours for an offer.

Step 4

Accept or reject offer.

Step 5

Accepted offers – our dispo team member will coordinate, with seller, an inspection.
a. Reject offer – Consider Rehab to Purchase options below.

Step 6

When the inspection is cleared, we move to closing

Step 7

An email will be sent out by our dispo team member to seller explaining closing procedures.

The Rehab to Purchase, step-by-step process:

If a property is not in good condition (ie. repairs cost $30k-$40k+) and/or an inspection fails, you may have the opportunity to Rehab to Purchase.

Step 1

Put house under contract (or buy it). *Make sure it meets buy box criteria

Step 2

Submit property through portal link, with pictures.

Step 3

Our dispo team member will reach out to you with an offer. Please allow 24-72 hours for an offer.

Step 4

If no offer is made due to property condition, you may be able to pursue Rehab to Purchase options.

Step 5

Discussion of partial or full rehab and a scope of work is agreed upon and drawn up in an addendum

Step 6

Rehab work is completed in a timely manner.

Step 7

Dispo team member will coordinate with you an inspection.

Step 8

Inspection cleared, then dispo team member will guide you through the closing protocols.
